SCREENING CRITERIA
We want you to know

It is our responsibility to make the home leasing experience a positive experience for you. Please make sure you are comfortable with our screening criteria, and feel free to email, or call for clarification on the process.
We aren't able to pre-screen you without an application, however, we're happy to explain the steps we take to ensure both renter and home owner are cared for in this process. Oaktree strives to be fair and consistent in this process. Please see some details below to get started.
Criteria/Evaluation

Our staff will look at four primary measures to ensure the confidence of both renter and owner:

1) Criminal Background Check: we will process an official check for recent and/or relevant criminal behavior that we will factor into our final decision to approve or deny an applicant.
​
2) Income Verification: income verification will be required. There are several different sources and ways of providing verification, but in all cases we will require tenants to have a combined gross income of 3 times the rent.
​
3) Credit Check: credit scores will be a measure we review in order to determine eligibility for a specific property.
​
4) Rental References: We will ask for your last 5 years of rental reference. We will confirm the references identity and ask for details of your rental history. Registered students, please contact our office to inquire about alternative options.

Cost
We will combine the above factors to make a final determination. The charge for this process is a one-time $50 fee per person (18 or older) whom will reside in the home as well as any co-signer(s).
If pets are allowed at the unit, an additional $500 deposit per pet will be required.
Please be confident you will meet the above criteria before submitting an application to avoid undue expense.
